Braun Enterprises is busy on yet another redevelopment project in the Heights.
The Houston-based real estate developer is working to reposition the property at 2518 Yale St. in the Heights. The property's sole tenant is Johnny's Gold Brick, a bar concept from Houston's Treadsack Restaurant Group.
Once Braun's redevelopment delivers in August 2018, 2518 Yale St. will be comprised of the bar, a new 4,523-square-foot building facing Yale Street and a redeveloped 2,929-square-foot building on Aurora Road behind Johnny's Gold Brick.
"2518 Yale is strategically positioned in the heart of the Houston Heights and just blocks from the brand new Whole Foods 365," said Zach Wolf, director of leasing at Braun. "We have been big fans of Johnny’s Gold Brick for several years and look forward to creating a community development with them."
In total, 2518 Yale St. will comprise 9,065 square feet.
Braun didn't disclose how much capital it's investing into the redevelopment.
Houston's Tipps Architecture is designing the project. Houston's Topique Construction is the general contractor.
Braun Enterprises has a busy book of business in Houston. Most recently, the company acquired the historic Heights waterworks property in June and plans to turn the property into a collection of four freestanding restaurants, a new 5,000-square-foot retail building and a lawn area.
"It’s a very important project to us. The Heights is important to us," Wolf told the Houston Business Journal in June. "You've got to be careful with who you do deals with nowadays. You don't want turnover."
The site currently features a 750,000-gallon brick reservoir building from 1928 that is listed on the National Register of Historic Places, a 1939 Art Deco pumping station built by the Works Progress Administration and a 1949 pumping station.
Braun also recently began work on a new project west of T.C. Jester at 1900 W. 18th St. and is redeveloping the Pizza Hut property at 1805 W. 18th St., where Italian restaurant La Vista will relocate.
