Prime River Oaks Site Readies for Retail

A former nail salon and two other buildings on West Gray and Dunlavy will be redeveloped into at least one restaurant, according to Dan Braun, whose Braun Enterprises is developing the site.

Dubbed the River Oaks Collection, the three buildings totaling 15,274 square feet will be redeveloped into either one larger restaurant or two smaller restaurants, with another type of retail tenant being sought for the third space.

"We assembled the property from four different sites with different owners," Braun said. "The sum is greater than the parts."

The property on 1705 W. Gray St. will be ready to open by the second quarter of 2016, Braun said. No tenants have yet signed on, but Braun said demand has been high from restaurant concepts. Jamie Weaver of Edge Realty Partners is marketing the site.

Braun Enterprises has made a name for itself in redeveloping existing small-scale buildings in prime Inner Loop locations — the company redeveloped Harold's in the Heights, which won a 2014 HBJ Landmark Award. The company is also bringing a Tacos A Go-Go and Union Kitchen to new locations just outside the 610 Loop.
