Houston-based Braun Enterprises, which is probably best known for its redevelopment projects inside or near the 610 Loop, is planning a new construction project in Cypress.
The developer plans to break ground on a 16,400-square-foot shopping center at U.S. Highway 290 and Fry Road later this year, said Zach Wolf, Braun's director of leasing. Houston-based Cisneros Design Studio is the architect on the project, and Alvin-based Topique Construction is the general contractor. The project is expected to deliver to tenants in early 2020.
So far, the project has landed some well-known names as tenants:
Mia's Table will occupy 5,373 square feet, with a patio of up to 1,000 square feet. Josh Jacobs and Jamie Weaver of Edge Realty Partners represented Mia's Table in its lease. Mia's Table, part of Houston restaurateur Johnny Carrabba's family of restaurants, was established in 2012 and has locations in Upper Kirby, Shenandoah and Webster plus plans for locations near Cinco Ranch in Katy and in a new portion of Memorial City. The restaurant offers a wide variety of American favorites.
Frost Bank will occupy 3,800 square feet. Scott Gardner of Streetwise Realty Advisors represented Frost Bank in its lease. Frost Bank, the primary subsidiary of San Antonio-based Cullen/Frost Bankers Inc. (NYSE: CFR), is No. 9 on the Houston Business Journal's 2018 Largest Houston-Area Banks List, based on its $4.48 billion in local deposits as of June 30, 2018. The bank also had 33 local branches as of last fall.
Fajita Pete's will occupy 1,200 square feet. Campbell Anderson of Orr Commercial represented Fajita Pete's in its lease. Houston-based Fajita Pete's has undergone some changes since its founding in 2002 and now focuses on delivery and catering service. Earlier this year, owner Pedro “Pete” Mora told the HBJ about his plans for growing the restaurant, which included opening five new locations — in College Station, Houston's Garden Oaks area, League City, Houston's Midtown and Dallas — throughout 2019.
Remaining spots in Braun's development include a 5,021-square-foot space and a 1,000-square-foot space, according to leasing materials. Braun has received lots of interest from potential retail, fitness and salon tenants, Wolf said. A future phase II portion is expected to be 3,500 square feet.
Meanwhile, retail construction has been booming in the Cypress area along 290 as the highway construction finally comes to a close.
Plano, Texas-based At Home (NYSE: HOME), a home décor and furniture retailer, and Issaquah, Washington-based Costco Wholesale Corp. (Nasdaq: COST), opened massive stores along the highway this summer. Star Furniture & Mattresses also recently opened a location in Williamsburg Enterprises' Barker Cypress Landing development at the site of a former Randalls.
A little farther south along the highway, a new mixed-use development called Village Center is expected to debut its first phase by May 2022. And Houston-based commercial real estate firm i3 is developing Telge Crossing — which will include 15,000 square feet of retail — about 2 miles from 290.
