Around six months after acquiring an office property in San Antonio, Houston-based Braun Enterprises has finalized its plans to redevelop the property into a mixed-use development with retail offerings.
Braun Enterprises will redevelop the 187,000-square-foot office building at 84 NE Loop 410 to include just over 20,000 square feet of retail across two buildings, per Braun's marketing materials. The property's been rebranded as Century Heights, Zach Wolf, Braun's director of leasing told the Houston Business Journal.
The company's currently renovating the office building's interior, Wolf said, and those renovations should deliver by 2019.
Braun Enterprises will also build a multi-level parking structure on the property. Eventually, Century Heights will offer more than 1,000 parking spaces for its office and retail tenants and visitors. Century Heights' two-building retail development will break ground in January 2020 and deliver in August 2020, Wolf said. Braun is in-talks with Pluckers Wing Bar, a Texas-based restaurant and sports bar, to occupy space in Century Heights' retail space.
Houston-based Topique Construction is the general contractor, and Houston-based Cisneros Design Studio is the architect. When Braun acquired the property's office building in June, it was 70 percent leased.
The property at 84 NE Loop 410 was sold by Santa Fe, New Mexico-based real estate company Rosemont Realty LLC. While the price was not disclosed, the property was last valued by the Bexar County Appraisal District at $11.9 million.
In Houston, Braun recently acquired the 18,506-square-foot retail center at 1002 N. Shepherd Drive and plans to redevelop it.
Braun also acquired a restaurant property at 101 Heights Blvd. in August and plans to redevelop the restaurant. The property is currently home to Hickory Hollow, a popular Southern food restaurant that's been operating its Heights location for more than 30 years and will relocate to a new location in February 2019.
