Montrose Bar's Swanky Renovations To Start Soon

HOUSTON BUSINESS JOURNAL

If there was an award for Houston's busiest urban core redeveloper, Braun Enterprises just might take home the gold.

The Houston-based developer shared its plans to renovate 1617 Richmond, home to the popular sports bar Revelry on Richmond and just over 5,000 square feet of available retail, restaurant and patio space in the Montrose area. Demolition has already begun at the property and construction should kick off in 60 days, Braun's Zach Wolf told the Houston Business Journal. From there, the renovations should wrap up in three or four months.

Braun is working with its go-to design firm, Tipps Architecture, on the renovations. Renderings show Revelry reimagined as a modernized watering hole with a large Houston mural painted on its east-facing side. In the 1,160 square feet of available space next to Revelry, a boutique salon, living grass wall and spacious patio are pictured.

The Harp, a popular Irish bar that shut its doors on Feb. 28 after a 19-year run in Houston, is located next door to 1617 Richmond. The bar will be renovated and will reopen in time for St. Patrick's Day under new management, Wolf said. The Harp was purchased by Ted Baker, who also owns Revelry. Baker will add a new patio deck, interior finishes and a bar and whiskey program, Wolf said.

In the 1617 Richmond retail development, Texas Shrimp Shack vacated a 3,740-square-foot space that's available for lease, Wolf said. The company's targeting restaurants that will complement Revelry and The Harp, he said.

Braun's portfolio of urban core redevelopments is only growing. In June, the company acquired the historic Heights waterworks property and plans to turn the property into a collection of four freestanding restaurants, a new 5,000-square-foot retail building and a lawn area. The company's also renovating or recently renovated the properties at 2518 Yale St. and 1900 W. 18th St. It also has acquired property in Midtown at 311 West Gray St. in August 2017.

Earlier this year, the company pivoted from retail by purchasing 5757 Woodway, a 162,188-square-foot building in the Galleria area. The company plans to significantly renovate the office building.
