First Tenant to Open Inside River Oaks Redevelopment

A West Gray redevelopment project is unleashing its first tenant.

Kriser’s all-natural pet supply store plans to open its fifth Houston-area location on Nov. 12 inside The River Oaks Collection, at 1705 W. Gray St., according to a release. Braun Enterprises started redevelopment on the three-building, 15,274-square-foot site in 2015.

Kriser's 2,200-square-foot space will be in the building at 1515 W. Gray that used to house a nail salon. Jamie Weaver of Edge Realty Partners marketed The River Oaks Collection. Chicago-based retailer Kriser’s opened its first location in the West University Kroger Center at 5160 Buffalo Speedway in early 2014.

As of August 2015, Braun was working on more than a dozen retail projects in the Houston area.

More recently, Braun closed on properties at 1415 Richmond Ave. near Montrose and 2401 N. Shepherd Dr. in the Heights in September. The acquisition of the 52,000-square-foot tract of land at 2401 N. Shepherd Dr. was Braun's 20th property purchase in the Greater Heights area.

Braun, along with Baker Katz LLC, also recently teamed up to buy a historic, two-story building, located at 1919 Washington Ave., which houses Julep, a popular cocktail bar and Gulf Coast seafood eatery. The building contains 17,000 square feet of commercial space, of which 12,905 square feet is available.

"This is our fourth project on Washington Avenue, and for us, it’s more about the belief in East Washington and its proximity to downtown, the Heights and Montrose," Dan Braun, president of Braun Enterprises, told HBJ in September. "There's a kind of uniqueness and coolness — this 'cool factor' — of being in that east Washington corridor. I just love the feel of that area."
