Acquisitions & Dispositions

In our acquisitions program, we focus on expanding our industrial, retail and office portfolios in markets where we currently have product as well as contiguous areas. Deals may be structured in a variety of ways to meet sellers’ needs. Dispositions of non-core properties is on-going part of our business.

Industrial Criteria

We seek Class B and C, multi-tenant light industrial warehouses in first and second tier markets throughout Texas. We focus primarily in the Greater Houston Area and acquire leased or under-leased properties. We prefer value added, multi-tenant opportunities with little exposure to few tenants. First in foremost, when analyzing an acquisition, we assess the underlying real estate and the cost per foot.

Type

  • Light Industrial with less than 20% office build-out
  • Preference for properties where we can add value through lease-up, remerchandising, renovation
  • Trade area with a minimum population of 50,000
  • Located near or at a major intersection of two thoroughfares

Retail Criteria

We typically look for non-anchored neighborhood and community centers in major metropolitan areas within Texas. We prefer value added, multi-tenant opportunities with little exposure to few tenants. First in foremost, when analyzing an acquisition, we assess the underlying real estate and the cost per foot.

  • Non-Anchored community, neighborhood, infill power shopping center 5,000 to 300,000 square feet
  • Multi-tenant
  • Preference for properties where we can add value through lease-up, remerchandising, renovation
  • Trade area with a minimum population of 50,000
  • Located near or at a major intersection of two thoroughfares

Office Criteria

We seek Class A, B and C, multi-tenant office buildings in first and second tier markets throughout Texas. We focus primarily in the Greater Houston Area and acquire leased, under-leased or empty properties. We prefer value added, multi-tenant opportunities with little exposure to few tenants. First in foremost, when analyzing an acquisition, we assess the underlying real estate and the cost per foot.

  • Multi-tenant in well-occupied submarkets
  • Preference for properties where we can add value through lease-up, renovation, or repositioning
  • Trade area with a minimum population of 50,000
  • Located near or at a major intersection of two thoroughfares

Geographic Preference

  • Focus on mature and up and coming markets
  • Densely Populated markets on major streets
